Listed Building Applications
I will guide you through the process of putting together a robust and thorough listed building application. This includes all documents, application forms, drawings, specifications, liaising with other professionals, managing the application through the council's system, through to decision and discharge of conditions.
Scheduled Monument Consents
If a project is within a scheduled monument then consent would be required in addition to any planning or listed building consents. I can guide you through the process, liaise with Historic England and other amenity groups or professionals, such as archaeologists, and put together a robust application for your project.
Heritage Statements & Significance Assessments
These comprehensive, detailed reports assess the history and evolution of your property and site against the proposal to ensure the balance between heritage impact and benefits are met. These assessments reveal the significance and value of your heritage asset, in relation to its character and setting. They can be used to inform proposals and ensure the existing historic fabric is preserved and enhanced.
Heritage Impact Assessments
These HIA reports assess any heritage assets located adjacent to a proposal site. If your project is in a conservation area or adjacent to heritage assets, such as listed buildings, this information is used to inform the proposal, in light of any potential harm to the asset's setting or character.
Unauthorised Works & Enforcement Notices
If works have been carried out without the benefit of formal consent, either by a previous owner or yourself, I may be able to assist in regularising the work. If the council has issued an enforcement notice, I will act on your behalf to negotiate with them to seek an amenable outcome.
Specialist Heritage Advice
​I can offer heritage and design advice that can include assistance with prospective purchases of a listed building, architectural design advice, assistance with materials and details, guidance on maintenance issues such as damp and infestation, review of surveys and other documents, etc.
Planning Application Support
I can work alongside your other professionals, such as architects and planning consultants, to ensure your application is sufficient and robust as possible.
Planning Appeals Support
I can assess the situation and discuss options that may include submitting an appeal. I can put together your appeal documents, bring in other professionals to assist, act on your behalf, etc.

The Process
Initial Consultation
Every project begins with a phone call or email. During our initial conversation, I’ll gain an understanding of your vision and assess the feasibility of your project. I’ll take notes, and then we’ll schedule a site visit.

Site Visit and Assessment
There’s only so much information I can gather from a phone call or email. A site visit allows me to thoroughly evaluate the property, discuss your proposals, and identify opportunities or concerns.

Research and Reporting
I begin my research phase by conducting an in-depth analysis, assessing historical context, planning history, and significance assessments. I can then create a detailed report that builds a strong narrative supporting your proposal.

Once I’ve obtained all the information I need, I can get to work helping you to achieve your goals – whatever they may be. Whether it’s a planning application, an impact assessment, or a building materials audit, I’ll adopt a detail-orientated approach to fulfil your brief.
